Poor coverage in zip code 77304 despite the coverage map showing 5G UW

I recently relocated to Conroe, TX, 77304.  The Verizon coverage map shows my home in a 5G UW area, but I almost never get a 5G connection on my S23 Ultra..  Usually, it's 2 or 3 bars on 4G LTE .  Using  Chrome's speedtest, I'm getting 2-12Mbps down and 0.3-1.2Mbps up, both inside my house, in my yard, and within 300-500 yards in my neighborhood.  My work phone is an iPhone 12, and I can't even use it on the cellular network in my home office. 

What options do I have to find out if there's any hope for better coverage, or if I just need to bail for a competitor?  

If I have to leave Verizon, what about the devices on my plan that I'm still paying for?  Will they write those off, since it's not my fault I can't use their service anymore?
