Connect device to PC as Mass storage and browse to /sdcard/.android_secure and delete the smdl2tmp1.asec file from sd card and reboot should work..

Can you be a bit more specific? Are you saying you go into MARKET & attempt to UPDATE an APP that is "pending update" and it doesn't work? Not understanding what you mean by the "Yellow Triangle".. Is that when you boot up the phone? And this is happening for ALL of your APPS? Have you tried enabling WiFi and seeing if they're download/update via WiFi ?
So more specifics are needed to try to help you ...

yes it is all apps that have tried to update so far for the last month. tried to download a new one in the same time period and it just did the same thing if i try to manually upgrade a app it starts the downloading bar spinning but never moves from there until i'm guessing it just times out and puts a triangle in the notification bar. but can't seem to locate any actual error messages.

Iamnotamuse, please make sure your Background data is turned on. Settings>Data Manager>Data Delivery>Background Data. That can prevent you from downloading applications over 3G.
**Edit** Also try turning off Battery saver. I have seen that caused this issue also. Go to settings->Battery Manager->Data saver.

This downloading issue has been going on with mine for about a month. It does not behave this way for ALL of the APPS, just intermittent & no specific APP. Like you I get to the "LOADING" screen and it just sits there forever and will eventually time out. I reboot the phone, bounce in and out of Airplane Mode, nothing works ... So I just ignore the update for that day and magically the next day or 2 it works -- or WiFi will work most of the time.. I even cleared my Data / Cache for MARKET .. no difference.
Not sure what is going on in Market, but there has definitely been something that changed over the last month or so.

Thank you. Thank you. I'd tried everything, and then I spotted your suggestion to turn off Data Saver in the Battery and Data Manager. Have no idea why I had that on. Now my apps are updating one after another.

Thanks everyone for your feedback!
Iamnotamuse,
Let's see if we can get your applications working! I know how important it is to be able to download an update applications on an Android. First, try clearing the data/cache from your Market application. Then try downloading or updating an application. If you are still having issues, it could possibly be an issue with the memory card. Try unmounting the SD card by going to Settings>SD & Phone Storage>Unmount SD card, and then try to update an application. If if works that way, then a file on the SD card is causing the issue. Unmounting temporarily resolves the issue until you need to mount again or reboot. Try looking for the file Wildman suggested again and delete it. If still unable to find it, you may need to format your memory card. Backup pictures, music, etc to your computer an move apps on the SD card to the phone's memory.
